Who'll tell you that he can sell your business at some unrealistic price for 6x multiple and stuff. As you know almost 9 out of 10 businesses that come to market never sell.
They will tell you what you want to hear so that they can get your lisiting.
You'll waste a lot of time and money answering all these buyers questions, getting on shit ton of calls and even after that there's no guarantee that it's gonna sell.
If you don't believe just ask any broker "what's their success rate?"
Once your deal is on market for 90 days. The broker will start suggesting you to reduce the price and once you do that you are literally decreasing the value of the business. the buyers will take this as an advantage to get it at a way lesser price. Most buyers will be hesitant to buy a business that's been on the market and never sold. It may be a great business but it's a read flag for the buyers. So, you'll have to sell it as quick as possible
